RATIONALE: Sainsbury’s have identified this site as an opportunity for redevelopment to provide a larger enhanced replacement store of approximately 50,000 sqft sales area. This would provide a greater range of goods and services within a popular town centre location giving local residents better choice and competition. Within this opportunity Sainsbury’s have suggested the site could also provide for residential uses within any redevelopment proposals. There is a huge opportunity here to redevelop an under-utilised space to deliver residential development. The redevelopment of the site will also enhance the character of the area, from a site dominated by a large open car park, to a modern, high quality development with significant improvements to the public realm. Due to the site’s highly sustainable and accessible location within the town centre a mix of retail and residential use is proposed.
